    Can I order a design for a small house?

    How much does a house cost per 3.3 ㎡?

    Generally speaking, if you want to ensure the minimum "quality" of a house, you should expect to pay an estimate of JPY600,000 per 3.3㎡. However, the cost of air conditioning, exterior construction, lighting, etc. may or may not be included. There is a danger in making a blanket judgment that "that building was built for JPY500,000 per 3.3㎡. It is impossible to get an accurate price without a precise architect’s drawing and estimate.

    Aren’t architects expensive to order ?(1: design fee )

    The design fee will cost about 15%, but the construction cost will be much lower. We will explore every possible way to reduce costs. We also negotiate with construction companies. That way you get an excellent value for your investment.

    We do not make building with standardized, mass-produced components. We do not think of architecture as a product or commodity, so the cost will be higher, but it will be much less expensive than having to rebuild in 20 years or so.

    What does Design supervision mean?

    A.

    Construction management is the job of a construction company's site supervisor. The architect "design supervises" the construction on site to ensure that the construction is in accordance with the architect’s drawing and that quality is maintained. Proper supervision will ensure the quality of the building (i.e., the client's benefit)! When a construction company designs and constructs a building, the architect of that company often supervises the construction, but since the construction workers are also "members of the same company," they are not able to supervise from the client's point of view. What is important is whether you are in a position to say "no" or "please redo the construction" as the client's representative on the construction site.

    Choosing an honest construction company is of the utmost importance. That said, the architect acts as the “supervisor by a third party,” to ensure the most important aspects of the project go as planned. The architect stays in constant communication with the construction company as the project proceeds while inspecting the progress of construction, construction procedures, and quality.

    How do we choose a construction company?

    Unless there is a specific nomination, the architect office will select the construction company it considers most appropriate, taking into account construction ability, regional characteristics, sincerity, price, etc. If possible, we prefer to avoid nominating a construction company based on 'acquaintance' or 'parental recommendation'. We have found that a minority of construction companies meet are standards of quality and design.

    Is external wall insulation better?

    Even external wall insulation is meaningless if the construction accuracy is poor. Internal wall insulation is not inferior if it is designed properly, although easy construction can be problematic.

    How is the design fee paid?

    A.

    Design work is normally carried out after the initial “design and supervision contract”. If the customer wants the first plan to be drawn up before the contract is signed, a plan preparation fee is agreed on. If a design and supervision contract is subsequently concluded, the plan preparation fee is deducted from the total price. Consultations are always free of charge. When the “work” of designing occurs, please assume that there is a charge.
